Each adult who plans to reside in the rental must fill out a rental application, either online for $45.00 per person. The application fee is non-refundable.

Yes. Based on the outcome of the application process, we require our residents to pay a security deposit that is refundable. Typically, the amount of the deposit is equivalent to one month's rent, although it can differ in certain circumstances.
Yes. Each of the properties we manage require a written lease agreement. Our standard lease duration is for a one-year period, however, we may offer flexibility for shorter term leases depending on the situation.
To end your lease, you must provide RPM with a written notice at least thirty days before you plan to move out.
Please notify us in writing of your intent to move as soon as you can. We strive to be accommodating to tenants during this time.
To replace a departing roommate, both the remaining tenant and the departing tenant must provide written notice to Regions Property Management. The remaining tenant must relieve the departing tenant of any financial responsibilities for the rental, and the departing tenant must give a notice to vacate. All tenants are jointly liable for paying rent. Approval from Regions Property Management is necessary to add a new roommate, and there is a $200 fee associated with this process. Regions Property Management does not get involved in roommate disputes and security deposit reimbursements are the responsibility of the remaining tenants. No portion of the security deposit will be returned due to a departing roommate.
No. The lease agreement clearly states that the resident shall not sublet any portion of the property or assign the agreement without written consent from RPM.
No, the landlord cannot force you to leave the rental property unless you violate the terms of the lease agreement. Your lease will remain in effect until its expiration date, even if the owner wants to move back into the property or sell it to a buyer.
Rent must be paid by the 1st of each month. Payments received after the 5th of the month will incur a 10% late fee. On the 6th of the month, if rent is still not received, a 5-day Pay or Quit notice will be served. You can pay rent through your tenant portal.
Regions Property Management highly encourages online payments (ACH is free). You can also "Pay Near Me" Cash Slip payments. This will allow you to pay at a CVS, Wal-Mart Money Center, Walgreens, or Casey’s General Store. Just ask our leasing office for your individual pay slip and they will be happy to print or email one for you.
Your lease outlines which utility payments you must make. As soon as you move in, make sure to get utilities under your name. Give the utility company your lease start date and any other required information.

No. There are no modifications of the property allowed without express written permission.
All non-emergency maintenance requests are required to be submitted through the online tenant portal. For a maintenance emergency (no heat, leaking water, gas leak) please call 309-807-3355 then push 2 for our on-call maintenance person
Fire/gas leak (call 911 first), no heat, active water leaks. Sewer backups, sparking appliances, etc.
Yes, if resident damage or neglect causes the maintenance problem, you will be charged for it. Also, you may be billed for a service call if you miss a scheduled appointment with one of our service technicians.
For non-emergency situations, allow a three-day window. If you don't hear back from our office or a vendor sent to your property within three days, please reach out to us.
As a resident, you must keep heating filters changed, smoke and CO detectors with fresh batteries at all times. You may need to change them twice a year or more often as needed. Replace light bulbs in accessible areas. Yard maintenance may be your responsibility. If your home has a refrigerator with a water filter, replace it when needed. You are responsible for initial unclogging of pipes, but don't use Draino or similar products as they can harm plumbing. Please check your lease for more details.
Regions PM requires all tenants to have renters insurance and to name Regions Property Management as an interested party. This insurance must be a minimum of $50,000 public liability and property damage from a negligent act and provide for water damage protection. Proof of insurance is required prior to move-in.
With proper notice, both the property owner and RPM have the right to inspect the property. In some cases, the owner is required by the IRS and their insurance company to make at least one inspection per year.

No. We’re sorry, but the security deposit is to cover any cleaning or damages to the property and cannot be used for other reasons.
No. RPM does not waive late fees. Fair Housing laws require that we treat all our residents equally. RPM does not decide if one resident is more deserving than another of paying late fees. We enforce late fees across the board.
If you're ending your tenancy, give RPM written notice at least 30 days prior. On the last day of the lease before 11:59 PM, leave garage door openers and keys in a kitchen drawer after fulfilling walk-out requirements. We'll inspect the premises 1-2 days after receiving the keys. Deductions may include unpaid rent, cleaning fees, professional carpet cleaning, chimney cleaning (if applicable), uncared for landscaping, unpaid utilities, and damages beyond normal wear and tear. Rent is usually charged until you hand over possession of the premises to our office, unless a lease break agreement has been made.
Security depost refunds will be processed within 30 days.
Generally no, unless it’s a house in our inventory. The value we could bring to helping find a rental is very small. The sources we would use are all available to the public. Best sites to find a rental property are craigslist.com, hotpads.com, zillow.com and trulia.com.
All applicants 18 years old and older must complete a lease application, be approved by our standard lease application process, and documented on the lease agreement prior to occupying a property.
Yes, we'll try to schedule an appointment with you before entering the property. Illinois State Landlord Tenant Law requires a 1-day notice if the landlord or someone they authorize needs to enter to show the property to real estate agents, prospective tenants, buyers, inspectors, fire marshals, lenders, appraisers, or insurance agents. For repairs or inspections, a 1-day notice is necessary. Inspections may include a survey of the property's condition and photos to document it.
Late fees are specified in your lease. If you are going to be late, please contact info@regionspm.com immediately. If not, we will have to move forward towards eviction. We don’t want to evict you anymore than you want to be evicted. So please, work with us if things get difficult.
Late fees incentivize timely rent payments and discourage late payments. The property owner typically has a mortgage payment due on the 1st and often relies on rental income to pay it. Collecting late rent also requires extra time and effort.
There is additional time, effort, supplies and gas and travel time that goes into collecting late rents. This is extra work that we would prefer not doing, but if we have to do it, we need to be compensated for the extra work that we don’t have to put forth for tenants that pay on time.
A 5-day notice to pay rent or quit is a legal notice that rent is past due and that Regions Property Management can begin the eviction process. If you get such a notice, please contact our office immediately to either correct an error on our part, or to communicate when you will have the rent paid in full.
